Fractional Ownership That Makes Sense
What is the “Dock of the Bay”?

The Dock of the Bay consists of four large elegantly designed factional vacation homes located on the Bay side of Fort Myers beach in southwest Florida. These residences will be offered in fractional increments of 1/26th, two weeks ownership. Owners may elect to purchase more than two weeks of ownership should their lifestyle allow for more time in their Fort Myers vacation home.

How is ownership conveyed?
Owners purchase a 1/26th (or more) fractional ownership in one of our four luxury homes. Ownership is evidenced by a real estate deed, recorded in county records and insured by a title insurance company. Your deeded undivided interest can be mortgaged, willed, placed in a trust or owned by an LLC.

I get to use?

The beauty of our fractional ownership plan is that you can purchase as little as two weeks or as much as you wish. With our program you actually get to select the week of your choice to be yours forever! Your second week will rotate around the calendar giving you ample time to plan your next trip or exchange it with a fellow fractional owner.

How are we different than a regular timeshare?
Our fractional vacation homes are built for the enjoyment of large families; they are built to a much higher standard then most timeshares. We are a deeded property and offer the prospect of great appreciation in value. Our owners can choose the amount of time they wish to spend at their vacation home. A timeshare will never be sold in residences of this size with five-star fit and finish.

When will the Dock of the Bay be available?

We are pleased to say that all of our fractional homes at Dock of the Bay are completed and ready for your inspection.

Are all four of the residences identical?
All four of our fractional homes are identical in size and shape. The only difference is that they are decorated in different tropical styles.



What services are provided to owners?
We have obtained the services of a local management company that has the best reputation for service fulfillment in the entire southwestern Florida area. Our goal is to continually be in touch with our owners and to provide services that one would expect in a five-star hotel. They will also provide the concierge services that so many of our owners expect and enjoy.


Does the property have its own dock?

Yes, the very best. Our docks/marina can accommodate up to 60-foot yachts or sailboats. We are located directly on the intercostals waterway with up to a 7-foot draft. You may actually boat from the Northeast right to our docks at Fort Myers Beach, then spend time fishing and exploring the wonderful waters of Southwest Florida.

How can owners use the docks?
The “icing on the cake” is the availability of the docks to the owners. We have enough dock space to guarantee that each owner can have a boat slip when in residence providing that proper lead-time is given.

Does the Dock of the Bay allow pets?
No, we are sorry to say that we do not accept pets. We will make arrangements for your pet to sleep in one of our local kennels so that you can be with them all day.

Does the Dock of the Bay allow smoking?
No, the Dock of the Bay does not allow smoking in any of our residences.

Can my ownership be re-sold?

Yes, most definitely. We plan to have our own sales team here for some time and all local real estate agents are very familiar with our Fort Myers Beach fractional property.

Can I rent out my resident weeks to other parties?

Yes, you may do this on your own and alert management as to whom will be visiting, or you can ask management to assist you.

Are there homeowner association fees?

Yes. A very reasonable fee is charged for management and all the expenses associated with the everyday operation of the residences, just as in any ownership.


Can anyone use the pool and clubhouse?
No, the pool and clubhouse are strictly for our owners and their guests.
